At Parkgate, we strive to provide you with an easy and stress free service, and as such we offer two different lettings packages to suit your needs.
Introduction and rent collection
- Carry out rental Valuation and agree a rental price for marketing.
- Advertising and Marketing of your property.
- Negotiate the best rental figure and any conditions with prospective tenant.
- Request and obtain references on tenant and forward copies on for your approval.
- Agree the terms of the Tenancy and prepare the tenancy agreement for both you and the prospective tenant.
- Arrange for tenancy agreements to be signed and collect the first months rent and security deposit.
Management
- Organize for the property to be professionally cleaned before the new tenancy commences.
- Arrange the preparation of the inventory/check-in by an independent A.I.I.C. clerk at the commencement of the tenancy and arrange for the inventory to be checked at termination.
- Notify the utility providers of the names of the occupants and meter readings where relevant, to include local authority, although we accept no responsibility for delays or inaccuracies on the part of the local authority or service providers.
- Make bi-annual checks on the property and report to landlord with our findings. Please note that these do not constitute a survey, structural or otherwise.
- Co-ordinate any repairs and/or maintenance required up to a maximum of £200 without further instruction from the landlord, unless otherwise agreed with the landlord.
- Make payments on behalf of landlord for insurance, service charge, ground rent and any maintenance contracts subject to us holding sufficient funds. It is the landlords responsibility to arrange any such accounts to be re-directed to us.
- Prepare a schedule and costing of any necessary improvements, supervise and approve work and pay contractors should the landlord wish to undertake the suggestions. N.B. Parkgate will only proceed with this under prior agreement with the landlord.
- We are also happy to organise and supervise major works to your property, however should you wish to undertake such works we do require an additional charge of 10% of the overall cost.

Checklist
There are some necessary pre tenancy actions that the landlord is responsible for:
- Inventory: We do advise you to use an independent inventory clerk.
- Check in: Although the tenant will incur the cost of the check out, you are required to pay for the check in.
- Gas Safety Certificate: Unless you have provided us with a copy of an up to date certificate we will organise one on your behalf.
- Energy Performance Certificate.
