How to Search/Procedure
Ideally you should start looking about 6-8 weeks before you would like to move in.
Parkgate will attempt to find a property as close to your ideals and we have a vast range of properties at many different price levels.
We advertise extensively: Look out for umbrella websites with our listings. So in addition to www.parkgate.info, properties are listed on primelocation.com, propertyfinder.com, findaproperty.com, rightmove.com, fish4homes.com, Zoopla!.
Call our office number or email us with an enquiry or your list of criteria, we will then research and call you back immediately with various options as well as booking you appointments to view appropriate properties.
Once your ideal place has been agreed, we take a holding deposit to the amount of a weeks rent. This is a formal guarantee from us that we will not continue to market the property and a formal guarantee from you that you will commit to the property (the holding deposit is non-refundable should you pull out).
We will then undertake referencing: We require references from a previous landlord, current employment details and secondary, a personal reference and the provision of bank details.
The contracts are drawn up by Parkgate but can often be through the company you work for, particularly for corporate lets.
On your agreed move-in date we will arrange for you to be checked in by a dedicated inventory clerk and given a report soon after the move for your reference.
Charges & Costs
Here is what you will need to budget for:
- One months' rent in advance (our contracts require rent to be paid in advance per calendar month instalments).
- Security deposit to the amount of six weeks' rent.
- Our agency fees for referencing and contracts - £150 per person plus VAT.
- The contract requires the tenant to pay for checking-out of the property. This depends on property size and varies between £100 – £200.
- Tenants will also need to pay for Council taxes but NOT service charges or ground rents.
- You will be required to pay for utilities, gas, water and electricity.
- Other monthly expenses include phone and internet charges, TV license and satellite charges.
Contracts
Our standard contract is for a year term with a six month break clause which means you must have a minimum of six months at the property.
All tenancies require a two month notice period so this can be given at any time from the four month anniversary onwards.
Notice has to be given from the rent payment date.
Some properties are managed by Parkgate which mean that we set up the council tax and utilities on your behalf and look after ongoing maintenance issues. These contracts differ slightly from those that would be looked after by the landlord directly.
You can insert an option to renew the contract for further yearly terms and usually on the same terms as your existing contract.
