Advice for Buyers

According to surveys moving home is one of the most stressful times in your life. We always aim to take the stress away from you but you are able to make things easier by following a few simple steps.

  1. Identify your area. Know your schools, transport links and specific roads that you like, the more information you give us the easier it is for us to help and not waste your time!
  2. Know your criteria, decide how many bedrooms you need? do you need a garden? what are your basic criteria and what would be a bonus?
  3. Can you afford it? Speak to an independent broker to find out your options. Our recommended broker is Matthew Yassin who will be able to help with a free consultation.
  4. If you like it, make an offer! The market in South West London moves pretty quickly so if you see something you like, it meets your criteria, make an offer.
  5. Agreeing a sale is the easy bit. Getting it through to a successful completion requires your input on a consistent basis. Fill out your mortgage application early, give your solicitor the fees for the searches and your identity documents otherwise this process can drag on!
  6. Instruct a local solicitor! You can save some money going out of town but you tend to get what you pay for. This is probably one of your biggest purchases so don’t save a £100 that could cost you your property.
  7. Stamp duty is eligible for almost every property we sell, factor this in to your budget.
  8. Get a survey if you are concerned about things. Most of the time things look worse than they are but get a professional to tell you.
  9. Freeholds: This is when you literally own the ground and the air above. You should not have to seek permission to do alterations bar the usual planning permission, party wall agreements and building regulations.
  10. Leaseholds: These tend to get a bad rap in general but remember that every flat has a lease, they are not all bad! If you have a long lease there is little difference in terms of value but beware if your lease is below 80 years it affects your mortgage availability and it could cost a lot to extend. Know your costs first!
