Firstly, I would strongly recommend researching your agents, check their qualifications, look on a review site – the biggest being at present to check the feedback given by real people is as good as you are being promised.

There can be many reasons you decide to rent your property out but once the decision has been made we are on hand to offer help and tips throughout the process. There can seem like an endless list of areas which require attention, a good agent will help simplify things and make the process as easy and manageable as possible.

You will need to firstly check with your mortgage provider- you may need to change your mortgage to a buy to let product and every couple of years you will need to check the rates are competitive.

These are important decisions to make and you need to get this right.

A good property manager is worth his or her weight in gold and will completely take the strain of the tenancy off your hands. All issues that arise will be dealt with from moving the tenants in, setting up the utilities for them and dealing with any problems or breakdowns in the property. If you are overseas, moving away or working too hard this is a fantastic service. You can have as much or as little input with our property managers as you like but you can relax and be safe in the knowledge your home is cared for.

If you want to look after the property yourself we can offer you a rent collection or let only service.

We will price the property for marketing, arrange brochures and list on all the major property portals. Viewings will be carried out and we will be able to discuss and negotiate for the best and right offer for you. References will be taken and we will prepare a contract for the tenancy, lodge the tenants deposit and arrange for them moving in.

You can have this service with the fees payable up front or pay them over the 12 month term of the tenancy which can be helpful with budgeting.

Presentation of Property

This is where the prospective tenants senses need to be turned on! Clean rooms, neutral decor and plain decoration are all strongly preferred. If possible have great smells, background noise, fresh sheets and a sense of BUY ME about the place.

There is no bigger turn off than the smells of pets and washing up. Use an air freshener before leaving the property in the morning, check pictures are straight on the walls and all is neat and tidy.

Prices are set for new homes and we also offer plenty of used homes- there is a good market for both but cleanliness is king and will help agree a let much quicker.


With ARLA qualifications you will find our team is up to speed with current laws and how you need to prepare to ensure you are letting on the right side of the law.

From Fire Safety furniture regulations to Gas Safety to Energy Performance to Electrical Safety we will be able to help and prepare to make sure you are covered. If you are based abroad you will need to register with HMRC and check what you will need to pay them with relation to income from the rental monies. Then once we have found tenants we will professionally reference, arrange independant inventories use ARLA recommended contracts and check ins and register deposits with the correct Deposit Scheme Companies. This will ensure that if you do encounter problems we will have them covered and help simplify any possible processes.

Considering Offers and Decision Making

It is a big decision to make as we all want every penny we can make on our investments but does that mean turning down the first offer from a professional person looking for a long contract?
