Advice for Tenants

Parkgate will try and ensure that the whole process is as easy as possible for you but there are some basic things you can do to make it easier.

  1. Make sure you know what you are looking for and tell your agent what you want! The more information we have about what you want the better we are able to serve you.
  2. If you are renting at the moment know what your notice period is. There is nothing like finding your home and then realising the dates don’t match.
  3. Get out there and see some things. Looking on the websites is great but actually seeing for yourself is what you need to do.
  4. If you find what you want then please let us know of any special conditions let us know when you submit your offer. E.G. If you need the bed removed tell us!
  5. Know your budget and remember you will usually have to pay an administration fee, ours is £180 inc VAT per person.
  6. Check the council tax band, you will be liable to pay this and your utility bills.
  7. When you move in make sure your deposit is registered and you have a valid gas safety certificate, these are legal requirements.
  8. Use an ARLA agent these tend to be the best trained and the most helpful. We are of course fully bonded ARLA agents ourselves.
  9. If you have had a bad experience in the past why not get a professionally managed property? We have in house property management which can make your life easier during the course of your tenancy.
  10. You never know what sort of agency you are dealing with until you actually start living in the property so why not give yourself peace of mind and check out the number one independent review site of estate agents you will find us towards the top!
